Possibility of Reverter

When grantor conveys fee simple determinable, he automatically retains the possibility of reverter. E.g. O to A so long as the land is used for farming purposes. Suppose A opens a grocery store on the property. Upon the happening of this event, the estate automatically reverts back to O or his heirs.
